At this year's Lay of the Land Conference on February 28-29, 2020, Kevin Maggiacomo gave a presentation on commercial real estate across the nation, sharing important information for landowners and investors seeking to diversify their portfolios. Clearly, we have experienced rapid market changes due to coronavirus. However, a good deal of the presentation is a review of 2019 and continues to be useful information. Maggiacomo began his speech by laying out what he hoped to accomplish through his presentation. "My hope," he said "is that this sort of macro-level talk provides you with some intelligence on market pricing. Thinks like capital flows and investment trends which will help to inform your land strategy as well as your broader real estate strategic plan. That's my goal and objective."

Maggiacomo began by identifying some obstacles faced by the real estate industry at large. He specifically highlighted the tendency of brokers to refuse to collaborate with other brokers due to the fact that it lowers their commission.

According to Maggiacomo, this tendency leads to real estate being "one of the most segmented, fragmented, and quite frankly dysfunctional industries in the broader economy. There are approximately 100,000 full-time commercial real estate practitioners in the United States today, and collectively they operate with very little cooperation and collaboration in the industry. The industry's model needs to change. It's broken."  

At SVN, Maggiacomo has encouraged the practice of co-brokerage, and the results have been incredibly positive. Transactions that were co-brokered traded for a 9.6% increase on aggregate compared to those with a single broker.

Maggiacomo has also encouraged agents to make use of technology to find the best possible buyer for any given property by adding listings to popular real estate listing websites. Making use of the mass availability of data through search engines allows brokers to advertise to a much wider market.

Maggiacomo previously served SVN as a regional director, executive vice president and as chief operating officer. Prior to joining SVN, Maggiacomo was an advisor for RTE Group, Inc., a technology real estate advisory group. Previously, he spearheaded New England sales efforts for CoStar Group, Inc. and spent 3 years at CRESA Partners, where he focused on providing corporate real estate services to Fortune 100 companies.
